The Auction Rooms on Queen Street, Edinburgh, are more than just stylish serviced offices - they’re a workspace experience. Think sleek design, seamless technology and an atmosphere that makes productivity effortless. And we should know - team egg is currently based here! But who’s behind this dynamic workspace? Let’s meet some of the people making it happen.

Mark McMeekin, Director, Atom Group Ltd

Mark is no stranger to the world of business and property. Originally from Northern Ireland, he took the well-trodden path to Edinburgh for university in the mid-90s and never looked back. With two decades of experience working between Edinburgh, London and beyond - eventually running enterprise cybersecurity sales teams across EMEA and Latin America - Mark developed a passion for travel and connection but always found himself drawn back to the Scottish capital.

"Edinburgh has remained my home for many reasons, but its breathtaking beauty and rich architecture are at the heart of it. It's where I live with my wife, Debbie, and our children, Oscar and Sophie. I've also been fortunate enough to have been developing properties here since the late '90s," says Mark.

His passion for high-end property development led him to establish Atom Group in 2016, focusing on acquiring and developing both luxury residential and commercial properties. But he didn’t stop there.

In 2023, Mark and his team turned their attention to the growing demand for premium serviced office spaces in Edinburgh. Inspired by global operators including Fora and Industrious, he saw an opportunity to bring a high-end, hospitality-driven workspace to Scotland’s capital. And after a three-year journey of location scouting, development, and meticulous planning, The Auction Rooms officially opened in 2024.

Lessons from the Journey

Mark’s advice to aspiring entrepreneurs? Take the leap. “Running your own business is a big responsibility, but the rewards can be huge. The key is to always be learning, stay open-minded and execute your plans with precision. Results are a direct reflection of the effort you put in. Finally, embrace challenging tasks - these will fuel your growth. And always trust your gut. You will know when the time is right and you have struck the perfect balance of a great idea, knowledge, network and opportunity.”

As for The Auction Rooms, the response has been overwhelmingly positive. With occupancy rates exceeding expectations and a growing reputation in both the Edinburgh and London commercial real estate circles, the future is bright. And the best part? They’re just getting started.

“Following the success of The Auction Rooms we are working with some of the UK’s leading experts to ensure continued success as we look to build a leading enterprise brand in the serviced office sector,” says Mark. “As enterprises increasingly shift towards downsizing and restructuring their office spaces, there is a noticeable move away from fully repairing and insuring (FRI) leases toward premium serviced offices such as The Auction Rooms. The next step? A second Edinburgh location under our new OpCo brand, Mota UK Holdings. We are now in the process of shortlisting a sister building in Edinburgh!

Valentina Buschittari, General Manager, The Auction Rooms & Mota

Originally from Italy’s Adriatic coast, Valentina’s deep love for Scotland became a lasting reality a decade ago when she chose Edinburgh as her home. Now, as the general manager, she’s the heartbeat of The Auction Rooms, ensuring every day runs smoothly. Her days are a whirlwind of client relations, marketing, sales, tours and keeping the team running like a well-oiled machine.

“No two days are ever the same,” she laughs. “One minute, I’m helping a member find the perfect meeting space; the next, it’s helping plan our quarterly networking event or refining our hospitality standards. It’s busy, but I love it.”

Joining in late 2024, just as the final touches were being put on the space, Valentina played a crucial role in shaping The Auction Rooms’ culture. From building a team to setting the tone for customer service, she’s been instrumental in making the space feel like more than just an office.

“It’s about creating a meaningful experience. Beyond the beautiful interiors, the real magic is in the community we’re building. Those small, everyday interactions - sharing a coffee, introducing members to each other, creating connections - that’s what makes a workspace truly special.”

Best thing about the concierge team?

I truly believe that transparency, consistency and responsiveness to feedback are at the heart of everything we do. We’re here to make sure every member has a seamless experience, and as a PropCo, we have the unique ability to shape the space around the people who use it, ensuring it evolves with their needs.

Favourite spot in The Auction Rooms?

It’s a close tie between The Edinburgh Suite and The Auction Hall - probably the comfiest spot in the whole building. I’m constantly tempted to ditch my laptop, sink into a sofa, and get lost in a good book! The Edinburgh Suite is our co-working space. It’s genuinely one of the most stunning office spaces I’ve ever seen - dark burgundy walls, and incredible views over Queen Street Gardens .

Louise Nimmo, Community Supervisor

Half Scottish, half English, Louise grew up in both the UK and Switzerland but has called Edinburgh home for the past 10 years. As Community Supervisor, she brings energy, creativity, and a keen eye for detail, whether curating art for the space, handling comms or enhancing member experiences.

Since joining, she’s seen The Auction Rooms grow from an empty space into a buzzing hub, with a packed events calendar and a second location already in the works.

“It has been really exciting to be part of the creation of The Auction Rooms. The building renovation was finished when I joined, but there was only one suite filled at that point and so much to do! In the time I've been here, we have completely filled up and we're now looking to expand the Mota service. We're a small team in a rapidly evolving new business which means our days are full of variety. It's why I love my job.”

Making The Auction Rooms Feel Like a Five-Star Experience

"The concierge team, aka the operating company Mota, plays a vital role in delivering that experience. With dedicated staff available from 7am to 7pm, Monday to Friday members have access to seamless support - whether it’s booking meeting rooms, troubleshooting tech issues or getting local restaurant recommendations. We want to offer a five-star experience, where members feel valued, supported, and part of something bigger,” says Louise.

The main stairwell - huge, light and grand, with fantastic art on the walls crowned by a beautifully illuminated ceiling and window at the top.

Any top tips for making the most of the space?

Enjoy the tranquillity, the delicious coffee and/or tea, luxuriously comfortable furniture and state-of-the-art tech - it all comes together to make the perfect working environment. Also, talk to other people you meet in the lounge - we have lots of interesting members!
