The days are getting longer, the nights are lighter, and the property market is booming. Spring is the perfect season to consider a new home. Why spring?

Spring is an excellent time for both sellers and house-hunters. Better weather means properties are seen in their best light, viewings are more pleasant, and the moving experience can be smoother. Plus, being settled into a new home by summer is a real possibility. The real estate market also tends to pick up during this time, influenced by local school holidays. Families prefer to move during spring to settle in before the new academic year begins.

However, the downside of spring's popularity is increased competition for properties. This can drive purchase prices higher than the Home Report valuation, depending on buyer demand and affordability.

Location

Edinburgh and its suburbs, particularly Corstorphine, are highly desirable places to live. Corstorphine is favoured for its affordability, excellent school catchments, amenities, and commuter links to Edinburgh City Centre, Edinburgh airport and beyond. Prestonpans on the east coast is also gaining popularity due to similar reasons and its proximity to beautiful beaches.

Spring Cleaning & First Impressions

Curb appeal matters when selling your home. A well-maintained exterior makes a lasting impression. Ensure your garden is tidy, pathways are clear, and the front door is welcoming. Decluttering and depersonalising interiors help potential buyers envision themselves in the space.

Outside Living

Outdoor space such as gardens or terraces are highly desirable, especially post-pandemic. Well looked after outdoor areas create instant impact and cater to the desire for more at-home relaxation and entertainment options.

For a family home, gardens are always preferred, particularly for those with small children or pets that could benefit from secure outdoor space. During the warmer months, buyers will be thinking more about their outdoor needs as well as the interiors of a home.

First-Time Buyer Incentives

Gilson Gray work closely with mortgage providers across Scotland to deliver the best possible advice and guidance for all buyers. When buying for the first time, it’s important to ensure you are asking your mortgage provider and solicitor as many questions as possible – we only want you to be confident in your buying journey.

We’d always recommend first time buyers take their time, do their homework and avoid making hasty decisions. It’s an exciting time but viewings can be overwhelming. Spring is the perfect time to start looking for your first home as so many fantastic properties come on the market but make sure you’re getting a good look in each room. Ask questions to the seller/viewing agent. Very few people buy the first property they view so don’t panic, the perfect home is out there.
