1. Declutter

Decluttering is essential. It helps potential purchasers/tenants see themselves and their belongings in your property. Think show home! Dressed, but not personalised. Minimal family photos, clear kitchen counter tops and keep everything clean, tidy and presentable.

2. Update Interiors

Touch up paintwork, tackle small repairs and make minor upgrades. Fresh paint, updated fixtures, and modern appliances enhance the overall appeal and value of the property. Focus on areas that are most likely to catch the eye of potential tenants/buyers, such as the kitchen and bathrooms.

Small repairs such as changing broken lightbulbs, filling small holes in the wall or replacing that dodgy door handle make a big difference. If people feel at home in your property, they are more likely to buy it.

3. Deep Clean

Clean carpets, scrub floors, wipe down walls, and dust all surfaces. Pay special attention to commonly overlooked areas such as skirting boards, light fixtures, and doorframes. A clean and fresh-smelling property is much more inviting to prospective tenants or buyers. Make sure you wipe down the front door too. First impressions count!

4. Consider Home Staging

If your property is empty or you’re not sure where to start with the decluttering process, then a home stager can be invaluable. They can help you arrange furniture and remove/add items so that everything is presented in the best way. This will make your property more appealing to the viewer, aka potential future owner!

5. Market Effectively

Once your home is ready for the market, make sure you have professional photography taken to showcase your property in its best light. Gilson Gray have an in-house marketing team who can organise this for you as well as advertise and promote your property to potential tenants through the use of online listings and social media posts, highlighting any unique features, amenities, and proximity to local attractions.
